Termite control in Palos Verdes Estates

Termite control in Palos Verdes Estates usually means drywood termites in older wood-framed and Spanish-style houses. They live in the wood. They do not need soil contact, which is why a bluff house in Lunada Bay or a 1920s house near Malaga Cove can have pellets in a window frame with no mud tube on the foundation. South Bay Pest Pros matches ZIP 90274 with a licensed company and does not inspect or treat. Ranges already on our termite page: spot treatment $250–$1,500, subterranean treatment $800–$3,000, and fumigation $2,000–$6,000 for a typical home. The company quotes the house. Sources for those bands and for other published figures are on the cost page.

The housing the termites are in

Palos Verdes Estates is the peninsula’s original planned city, laid out by the Olmsted Brothers firm. The neighborhoods residents name are Malaga Cove, Lunada Bay, Valmonte, and Montemalaga. A lot of the older houses are Spanish Colonial or Mediterranean, with clay tile roofs, plaster, and a wood frame. Tile does not stop drywood termites. They are in the framing, the window sills, the garage door header, the eaves. Marine air and age open checks in the wood. That is the pattern already described on the Palos Verdes Estates city page, and it is why a termite question here is not the same question as a slab house in Gardena.

Malaga Cove Plaza is the commercial center. The termite searches are about the houses on the surrounding streets and up toward the bluffs, not the plaza itself. Lunada Bay homes take weather off the ocean. Valmonte and Montemalaga are heavily planted. Planting does not create drywood termites, but it does create the roof-rat problem this city is known for: palms, ivy, and fruit trees used as a highway into the attic. Pellets on a sill are termites. Grease marks and droppings in the attic are rats. Both can be true in one house. They are two quotes. Rats are on the rodent page.

ZIP 90274 is shared with Rolling Hills. The form starts there. If you are inside the Rolling Hills gate, say so, and read the ground squirrel page only if the issue is open burrows. Termites in an estate house are this page.

Pellets, wings, and mud tubes

Drywood evidence is a small pile of hard, ridged, six-sided pellets, often under a kick-out hole, plus wings after a swarm. In coastal Southern California those swarms are noticed most in the fall. A Los Angeles pricing guide updated March 16, 2026, describes drywood swarm season as about September through November and subterranean swarms as about January through April after rain. The guide is cited on the cost page. Use it as a calendar, not as a diagnosis.

Subterranean termites are less the headline in PVE than drywood, and they still occur where wood touches soil: a fence, a planter against stucco, a patio cover post. Their sign is a mud tube and damaged wood that stays damp. If a company finds only drywood in an attic bay, a soil treatment around the foundation is the wrong tool. If they find tubes, fumigation of the attic does not fix the soil colony. Species first, method second. Fumigation is a Branch 1 license. Wood-destroying organism work is Branch 3. Ask which license is on the quote and check it with the licensing FAQ. We do not inspect, so we will not tell you which species you have.

Do not sand the pellets off the sill and assume the colony left. Do not tent the house because a neighbor tented theirs. Spot treatment of one board and whole-structure fumigation are different projects, different prices, and different weeks of your life if you have to leave the house. The company explains vacating. We do not.

The published ranges

On this site, reviewed September 2026: spot treatment $250–$1,500, subterranean treatment $800–$3,000, fumigation $2,000–$6,000 for a typical home. The termite page also says a typical inspection is often advertised by companies at no charge to the homeowner. South Bay Pest Pros does not inspect and does not offer that. Pest Control Pricing lists a basic termite inspection at free–$100, an escrow WDO report at $100–$150, localized drywood spot treatment at $300–$800, subterranean treatment at $800–$3,000, and tenting at $2,000–$6,000. LA Pest Pros lists spot treatment at $250–$1,500 per area and whole-structure fumigation at $2,000–$12,000+, with a typical 2,500 square foot home at $3,000–$7,000. Many PVE houses are not a “typical” square footage. A tile-roof bluff house is priced on its own cubic footage.

Bring those bands to the conversation only as context. The matched company’s written scope is the number that matters. Ask whether the price is one area of pellets or the whole structure, what a callback covers, and what you pay if a second area turns up in the garage. Any of that language is their contract. We do not guarantee a result. You pay them if you hire them. You do not pay us for the match.

Questions worth asking before you sign are collected in what to ask before you sign. License lookup starts at the Structural Pest Control Board. Business and Professions Code section 8550 is why that license exists.

What to send with the request

A photo of pellets with a coin for scale, the room, and whether you have seen wings. Note if you are in Malaga Cove, Lunada Bay, Valmonte, or Montemalaga, and whether the house is original wood frame or a later rebuild. Rebuilds can still have drywood termites in leftover members or in a garage that was not replaced. One licensed company gets the request and calls you.

If the only sign is a trail of ants, or a swarm that has a pinched waist, pause. Carpenter ants and termites are confused in older wood. The ant page explains the debris difference: shredded wood with insect parts versus six-sided pellets. Let the company make the identification. We will not do it from the form.

Palos Verdes Estates questions

This site publishes spot treatment at $250–$1,500, subterranean treatment at $800–$3,000, and fumigation at $2,000–$6,000 for a typical home. Other guides linked on the cost page go higher for larger houses. The licensed company quotes the specific house. We do not.
Are drywood termites the main issue in Malaga Cove and Lunada Bay?
They are the termite that fits older wood-framed and Spanish-style houses, because they do not need soil contact. Subterranean termites are still possible where wood touches soil. A licensed company identifies which one is present. South Bay Pest Pros does not inspect.
Do you fumigate homes in Palos Verdes Estates?
No. We match you with a licensed company. Fumigation, if it is recommended, is their work under their license. We do not treat.
Is ZIP 90274 only Palos Verdes Estates?
No. Rolling Hills uses it too. Say which city you are in. Both are on the match list. The company should know they are not the same housing.
